Registration of the Purchase Agreement at the Land Registry and Tax Office
Registering the purchase agreement is a mandatory step when buying property in Northern Cyprus. It secures your rights and protects you from potential risks. The process involves several steps that must be carried out correctly.
Steps of Registration
1. Preparation of the Purchase Agreement
- New property. The agreement is usually prepared by the developer. In some cases, we can prepare it ourselves.
- Resale property. The agreement is prepared by our lawyer or the seller’s lawyer.
2. Collecting Documents and Opening a Folio
To register the agreement, a folio must be opened – a personal file at the Tax Office and Land Registry. Along with the agreement, the following documents must be submitted:
- all attachments (building permit, architectural project plan, apartment layout),
- passports of the parties,
- company documents (if the seller is a legal entity),
- power of attorney (if we act on your behalf).
Important: At the Girne Land Registry, a power of attorney for document verification must be submitted in advance. We take this into account during preparation.
3. Property Valuation at the Land Registry
The next step is submitting the agreement to the Land Registry for valuation.
Note: The valuation may be higher than the contract price. Therefore, undervaluing in the contract will not avoid tax payments.
4. Payment of Taxes and Fees
With the agreement and valuation, we go to the Tax Office:
- 0.5% Stamp Duty,
- 6% Property Transfer Tax (for foreigners; different rates apply for Cyprus and Turkish citizens – see our tax article for details).
5. Registration at the Land Registry
After paying the taxes, we return to the Land Registry and submit the full document package along with receipts from the Tax Office.
You will receive the SSK document – proof of the agreement registration. This is a very important document that is difficult to replace, so it should be kept carefully.

Important to Remember
